Help Me! Horrible lag in Assassin's Creed 3

Yeah well, I just installed AC III, and I reached Boston, and I'm getting horrible lag (before that part everything was working silky smooth) and unplayably low FPS (I think around 15- 20). I change the settings, lower resolution, no difference at all. Even tried getting the latest ATI drivers 12.11 beta, no difference.
I don't get why, because all the previous AC's have ran perfectly on the highest settings, plus other games like Crysis, GTA 4, Max Payne 3, and BF3 have ran pretty well on my PC.
Config is-
ATI Radeon 6770 2 GB GDDR5
3 GB RAM
3.2 Ghz Core 2 Duo
HELP.

Possibly CPU related.

Do you have this problem with other games now too ? I used to ran many games on high settings too, until I started lagging out on every game no matter what.

Check your fans, might be your videocard overheating. But judging by the search terms you might not be the only one.

Just been playing it more, and I'm not getting lag anywhere except Boston, not even in the Frontier, or the Homestead.
Weird.
But the FPS drop in Boston makes it a chore to play through those missions. :(
